1. Who we are
This site, dealcapusa.com ("DealCap USA," "we," "us," "our"), is a real-estate deal-intake and marketing platform operated by Jacob De Soto d/b/a DealCap USA [LEGAL ENTITY TBD: will be updated to the registered LLC once formed]. DealCap USA markets transactional-funding lanes and operates the Verdict Underwriter tool. We are not a lender. All funding, underwriting, and lending services described on this site are provided by our capital partner, Real Quick Funds.

2. Information we collect
2a. Information you give us directly
When you submit a deal, request a Proof of Funds letter, contact support, or use the Verdict Underwriter, we may collect:
- Identity and contact information: name, business entity name, email address, phone number.
- Deal information: property address, purchase price, ARV, rehab estimate, deal type, close date, prior deals closed, and any other field you complete on a submission form.
- Files you upload (purchase contracts, settlement statements, photos of the property, proof of EMD, etc.).
- Free-text content you write in the contact-support form or any message field.
2b. Information collected automatically
When you visit the site, our hosting provider and any analytics tools we run may automatically collect:
- Standard web log information: IP address, browser type, operating system, referring page, pages viewed, and timestamps.
- Cookies and similar technologies used for site functionality, form spam prevention (honeypot fields), and aggregate usage analytics.
- Local storage in your browser for the Verdict Underwriter tool's saved-deals feature. This data lives on your device and is not transmitted to our servers unless you submit a deal.
2c. We do not knowingly collect from children
DealCap USA is a business-to-business platform for real-estate operators. We do not knowingly collect personal information from anyone under 18. If you believe a minor has submitted information, contact us at support@dealcapusa.com and we will delete it.
3. How we use your information
We use the information you provide to:
- Review and respond to your deal submission, POF request, or support message.
- Forward your submission to our capital partner, Real Quick Funds, so they can underwrite and (if approved) fund your deal.
- Contact you by email, phone, or text about your submission — including follow-up questions, requests for additional documentation, funding terms, and close-coordination.
- Improve our forms, tools, and the Verdict Underwriter based on aggregate usage patterns.
- Detect and prevent fraud, abuse, and form spam.
- Comply with applicable law and respond to lawful legal process.
We do not sell your personal information. We do not rent your contact information to third-party marketers.
4. Who we share your information with
4a. Real Quick Funds (our capital partner)
Every deal you submit through this site is shared with Real Quick Funds, who is the actual lender of record on any funded transaction. Real Quick Funds handles underwriting, document collection, wire instructions, and all loan-level legal compliance. Real Quick Funds operates under its own privacy practices, which we encourage you to review separately.
4b. Service providers
We share information with vendors who help us run the site, such as:
- Hosting providers (currently Squarespace and Netlify).
- Email delivery services for support replies.
- Form-spam prevention tools (e.g., honeypot fields, reCAPTCHA if enabled).
- Analytics tools used in aggregate to understand site usage.
These vendors are contractually limited to processing data on our behalf for the purposes above.
4c. Legal compliance
We may disclose information if required by law, court order, or government request, or to protect the rights, property, or safety of DealCap USA, our users, or others.
4d. Business transfers
If DealCap USA is sold, merged, or reorganized, your information may be transferred to the successor entity as part of that transaction.
5. How long we keep your information
We keep deal-submission data for as long as needed to service your submission, comply with our recordkeeping obligations, and resolve disputes. Typical retention:
- Active or recently submitted deals: indefinitely until close or until you ask us to delete it.
- Support messages: 24 months after the conversation closes.
- Web log data: typically 12 months in our hosting provider's standard logs.
You can ask us to delete your data at any time using the contact information in Section 8.
6. Your choices
6a. Opting out of communications
You can opt out of marketing or follow-up communications at any time:
- Email: Reply UNSUBSCRIBE or email support@dealcapusa.com.
- Text messages: Reply STOP to any text we send. You may receive one confirmation message.
- Phone calls: Tell us during the call, or email us, and we will note your preference.
Opting out of marketing does not stop transactional communications related to a live deal you have submitted (e.g., the lender needs a document to close).
6b. California residents (CCPA / CPRA)
If you are a California resident, you have the right to:
- Know what personal information we have collected about you.
- Request that we delete it (subject to limited exceptions, such as records we are required to keep).
- Correct inaccurate personal information.
- Opt out of the "sale" or "sharing" of personal information for cross-context behavioral advertising. DealCap USA does not sell or share personal information for these purposes.
- Be free from retaliation for exercising any of these rights.
To exercise any of these rights, email support@dealcapusa.com with the subject line "California Privacy Request." We will verify your identity before responding, typically within 45 days.
6c. Other U.S. state privacy laws
Residents of Virginia, Colorado, Connecticut, Utah, Texas, Oregon, Montana, Iowa, Tennessee, Delaware, and other states with comprehensive privacy laws have similar rights to access, delete, and correct their personal information. Use the same contact above.
6d. International users
DealCap USA is operated in the United States and intended for users transacting on U.S. real estate. If you access this site from outside the U.S., you understand that your information will be processed in the U.S.
7. How we protect your information
We use commercially reasonable administrative, technical, and physical safeguards designed to protect the information we collect. This includes encrypted form submission (TLS/HTTPS), access controls on our hosting providers, and honeypot-based spam protection. No method of transmission over the internet is 100% secure; we cannot guarantee absolute security.
