What DealCap USA is, what it is not, and what our tools and funding introductions can and cannot tell you.

The short version

DealCap USA is not a lender and not a licensed real estate brokerage. VERDICT is a calculator, not an appraisal. We may be paid by the capital partners we route deals to. Nothing here is a commitment to fund, and nothing here is investment, legal, or tax advice.

Not a lender

DealCap USA does not originate, underwrite, approve, price, commit, or fund loans, and does not make credit decisions. We route funding requests to independent third-party capital partners, each of which applies its own underwriting criteria, documentation requirements, pricing, and approval process. Any reference to earnest money deposit funding, double-close funding, gap or "stack" funding, or B→C leg funding describes a product category we can route you to — not credit we extend.

No commitment to fund

No page, score, quote, estimate, lane recommendation, or communication on the Services is a loan commitment, an offer of credit, a pre-qualification, or a guarantee that capital will be available in any amount, on any terms, within any timeframe, or at all. Funding depends entirely on a capital partner's own approval, and on property, title, borrower, and market conditions at the time. Rates, fees, points, advance amounts, and timelines vary by partner, deal, and jurisdiction, and any figure shown on the Services is illustrative only.

Not a brokerage, appraisal, or inspection

DealCap USA is not a licensed real estate brokerage and does not represent buyers or sellers in real estate transactions. VERDICT's output is not an appraisal, a broker price opinion, a comparative market analysis, a valuation, an inspection report, or a construction estimate, and it must not be represented as any of those to a lender, a partner, an investor, or a counterparty. Where an appraisal, inspection, survey, title work, or contractor bid is required, engage an appropriately licensed professional.

How VERDICT works, and its limits

VERDICT applies documented formulas to numbers you supply and shows every step in its math trail. It evaluates the internal consistency and resilience of the numbers you entered.

VERDICT tests whether your numbers work. It does not verify whether your numbers are true.

VERDICT does not confirm your after-repair value, comparable sales, rehab budget, rents, purchase price, timeline, or carrying costs, and it does not observe the property. Its scoring bands, benchmarks, and stress-test assumptions reflect our underwriting judgment and industry reference ranges; they are opinions that we revise as we gather data, not fixed standards. Stress tests and "storm" scenarios are hypothetical models of adverse conditions, not forecasts. Past or modeled results do not predict actual results.

Some deal types are marked as preview or coming soon. Those lanes may accept inputs without returning a score, and any output they do produce is directional and unfinished.

Compensation

DealCap USA may receive compensation — including referral fees, origination or processing fees, revenue share, or other consideration — from capital partners, lenders, or service providers in connection with transactions or introductions originating from the Services. This creates a financial interest in your pursuing funding through our partners. VERDICT's scoring is produced by fixed formulas and is not adjusted based on whether a deal is likely to generate compensation for us. You are always free to obtain financing anywhere.

Not investment, legal, or tax advice

Nothing on the Services is investment advice, a securities recommendation, an offer or solicitation to buy or sell any security or investment, legal advice, tax advice, or accounting advice. We are not your fiduciary, attorney, accountant, or investment adviser. Real estate investing carries substantial risk, including the risk of losing your entire investment and of liability exceeding your investment. Consult your own licensed professionals before acting.

Forward-looking statements

Projections, pro formas, profit figures, margins, returns, and timelines shown on the Services are hypothetical calculations based on assumptions you or we supply. Actual results will differ, and may differ substantially. No result is guaranteed.

Third parties

References to capital partners, lenders, vendors, or other third parties do not constitute an endorsement, a warranty of their performance, or a representation about their licensing status in your jurisdiction. Your relationship with any third party is your own, governed by that party's agreements. Conduct your own diligence on any counterparty.

Accuracy and availability

We work to keep the Services accurate and current but do not warrant that they are free of errors or omissions, and we may change or discontinue any part of them at any time. If you spot something that looks wrong, please tell us — hello@dealcapusa.com.

Fair housing and lending

DealCap USA supports the Fair Housing Act and the Equal Credit Opportunity Act. We do not evaluate deals, or route funding requests, on the basis of race, color, religion, national origin, sex, familial status, disability, or any other protected characteristic.
