Privacy Policy

1. Who we are

DealCap USA ("DealCap USA," "we," "us") operates dealcapusa.com and the VERDICT underwriting tool. This Privacy Policy explains what we collect, why, who we share it with, and the choices you have. It applies to our website and tools, and not to any third party's own site or practices.

2. Information we collect

Information you give us

• Deal inputs. The numbers and selections you enter into VERDICT or a funding intake — purchase price, rehab budget, after-repair value, square footage, timelines, financing details, rents, exit strategy, and similar underwriting fields. You may enter a property address if you choose to; it is not required to receive a score.
• Contact and business details. When you request funding, request a quote, subscribe to updates, or send feedback: your name, email address, phone number, company, role, and whatever you tell us in a message.
• Correspondence. Emails and messages you send us, and our replies.

Information collected automatically

• Device and usage data. IP address, browser type and version, operating system, device type, screen size, referring page, pages viewed, links clicked, and dates and times of access.
• Cookies and local storage. We use a small number of cookies and browser local-storage entries to keep the interface working — remembering the deal type you selected, retaining an in-progress intake so a refresh does not erase your work, and measuring aggregate usage so we know which tools get used.

We do not knowingly collect information from anyone under 18, and we do not collect Social Security numbers, government identification numbers, bank account numbers, or payment card numbers through the website.

3. How we use information

• To run the calculations you asked for and return your score, insights, and math trail.
• To route a funding request to capital partners when you submit one, and to follow up with you about it.
• To respond to your questions, feedback, and support requests.
• To send updates you subscribed to — and to stop when you unsubscribe.
• To operate, secure, debug, and improve the Services, including calibrating our underwriting benchmarks. When we use deal data to improve our models, we use it in de-identified and aggregated form.
• To detect and prevent fraud, abuse, and security incidents, and to comply with law.

We do not sell your personal information, and we do not share it for cross-context behavioral advertising.

4. Who we share information with

We disclose information only in these situations:

• Capital partners. When you submit a funding request, we share the deal details and contact information needed to evaluate it with the independent lenders and funding partners we route to. They use it under their own privacy practices, and we encourage you to review those before proceeding.
• Service providers. Vendors who host the site, deliver forms and email, and provide analytics, acting on our instructions. Our site and serverless functions are hosted on Netlify.
• Legal and safety. When required by law, subpoena, or legal process, or where we believe disclosure is necessary to protect our rights, your safety, or the safety of others, or to investigate fraud.
• Business transfers. In connection with a merger, financing, acquisition, or sale of assets, subject to this Policy.

We do not disclose your personal information to third parties for their own direct marketing purposes.

5. Your choices and rights

• Access, correction, and deletion. Email hello@dealcapusa.com and we will review and respond to your request. We may need to verify your identity first, and we may retain information we are required to keep.
• Reviewing what you submitted. Because VERDICT runs in your browser, the numbers on your screen are yours to change or clear at any time before you submit them. Clearing your browser's site data removes locally stored intake progress.
• Marketing email. Use the unsubscribe link in any update, or email us.
• Cookies. Your browser can block or delete cookies. Blocking functional cookies may cause parts of the tool to forget your progress.
• Do Not Track. Browsers can send a "Do Not Track" signal. There is no common industry standard for responding to it, and we do not currently respond to DNT signals. We do not track you across other companies' websites.

California residents: the California Consumer Privacy Act, as amended, grants rights to know, delete, correct, and opt out of sale or sharing. We do not sell or share personal information as those terms are defined. If the CCPA applies to a request you make, we will honor it and will not discriminate against you for exercising these rights.

6. Security

We use reasonable administrative and technical safeguards, including encryption in transit (HTTPS) across the site. No method of transmission or storage is perfectly secure, so we cannot guarantee absolute security. Please do not send sensitive personal identifiers — Social Security numbers, bank credentials, or payment card details — to us by email or through website forms.

7. Retention

We keep information only as long as we need it for the purposes described here — to deliver the Services, support you, satisfy legal, tax, and accounting obligations, and resolve disputes — and then delete or de-identify it.

8. Changes to this Policy

We may update this Policy. We will revise the "Last updated" date above, and for material changes we will provide more prominent notice on the site. Please review it periodically. Continuing to use the Services after a change takes effect means you accept the updated Policy.
